I expect, if some one says "I'll take it" they mean, I am telling you I will purchase your item at the terms you listed.
If they post "I'll take it......IF........." They only have it if I find their counter (the If terms).
You have to be fast.
I have sold items to some one who emailed first. I'm always amused by anyone who gets bent out of shape when some one else snags the knife you are interested.
Good form is to just congratulate the winner, or not say anything and practice your "ill take it"
I can't recall ever backing out on an "I'll take it".
I have canceled a transaction where the "I'll take it" was then followed by unacceptable emailed "If.....this......and that...."
I have snaked my fair share of knives from people who "PM'd or Emailed with questions, or offers, etc"
